Rancho Cucamonga commercial real estate rests on a regional retail anchor, an owner-user office market and an industrial base shaped by City development standards. This guide to commercial real estate in Rancho Cucamonga, CA uses Apex’s analysis of CoStar data (Q3 2026), City records and recent sales at Rancho Cucamonga addresses.
Rancho Cucamonga commercial real estate in 2026 spans a regional retail anchor, owner-user office and City-regulated industrial. Victoria Gardens sold for $531 million in Q1 2026, office vacancy in CoStar’s Airport Area submarket is 5.9%, owner-users paid $297 to $565 per SF for local office space, and new industrial projects answer to City standards adopted in 2021.
Rancho Cucamonga is a 47-square-mile city at the foot of the San Gabriel Mountains, incorporated in 1977, with 176,418 residents on January 1, 2026. Its commercial base mixes Victoria Gardens, office parks such as Haven Corporate Center and The Campus at Rancho Oaks, and industrial parks along 7th Street, 8th Street and Archibald Avenue.
Read the map first. CoStar’s Q3 2026 reports give no vacancy, rent or cap-rate series for Rancho Cucamonga alone. The city sits inside CoStar’s Airport Area submarket with Ontario and Fontana, so every rate on this page describes that submarket, not the city limits.
The Airport Area, a submarket Rancho Cucamonga shares with Ontario and Fontana. By industrial inventory it is CoStar’s largest in the Inland Empire: 3,503 buildings and roughly 259 million SF, with 8.2% industrial vacancy in Q3 2026.
The submarket’s warehouse detail lives on our neighboring guides, Ontario industrial real estate and Fontana commercial real estate. This page covers what is specific to Rancho Cucamonga: sales at Rancho addresses, the Airport Area office market and the City’s own records. The City’s 2021 General Plan scoping notice described it as approaching buildout, with new growth focused where services exist or can be extended.
The Rancho Cucamonga sales below traded between $136 and $824 per SF from October 2025 through September 2026, and building type, size, age and occupancy all vary across them.
| Property | Type | Date | Price | Notes |
|---|---|---|---|---|
| Victoria Gardens (38 properties) | Retail | Q1 2026 | $531M · $824/SF | 644,000 SF · 94% occupied |
| Town Center Square, Foothill Blvd | Retail | Sep 2026 | $13.2M · $217/SF | 7.0% cap rate · 100% leased |

| Victoria Commons, 8163 Rochester Ave | Office | Oct 2025 | $12M · $314/SF | Owner-user: County of San Bernardino |
| 7368 Archibald Ave | Office | Oct 2025 | $2.9M · $136/SF | Sold by the City · redevelopment |
| 8th & Vineyard Industrial Park, 9089 8th St | Industrial | Jan 2026 | $31.7M · $244/SF | Sale-leaseback · 129,704 SF |
| Golden West Business Park, 9400 7th St | Industrial | May 2026 | $17.3M · $247/SF | 59% leased · 70,000 SF |
| Park 10, 9477 Archibald Ave | Industrial | May 2026 | $10.9M · $502/SF | 100% leased · 21,741 SF |
Prices vary even within one deal: the smaller, fully leased Park 10 building traded at about double the per-SF price of the 59%-leased Golden West building in the same May 2026 multi-building trade. A public agency was among the buyers, with the County’s owner-user purchase of Victoria Commons. And Town Center Square, fully leased after a hold of more than 20 years, priced at a 7.0% actual cap rate.

Because it is the City’s commercial anchor. The City of Rancho Cucamonga reports that approximately a fifth of its total sales tax revenue is generated at Victoria Gardens each fiscal year, with tenants including Macy’s, H&M and AMC Theatres.
The center traces to a July 21, 2003 agreement under which a City agency conveyed 147 acres north of Foothill Boulevard, west of I-15 and east of Day Creek Road for an open-air mixed-use complex. CoStar describes 38 properties built between 2004 and 2007. At its Q1 2026 sale, the center was 94% occupied, drew an estimated 14 million visitors a year and generated more than $1,100 per SF in retail sales.
Individual buildings priced widely. The AMC theater building sold for $40.5 million ($643 per SF) in March 2026, while the 185,480-SF Bass Pro Shops building traded separately in January 2026 for $36.3 million ($195 per SF) as an investment triple-net sale. CoStar ranks them second and third among the Inland Empire’s largest retail sales of the past 12 months. The Victoria Gardens trade also explains the spike in Airport Area retail sales volume, $701.8 million over 12 months against a historical average of $185.9 million.
For tenants, the submarket is tight. By CoStar’s count, Airport Area retail vacancy is 1.4% for malls, 1.5% for general retail buildings, 4.2% for strip centers, 5.0% for power centers and 7.1% for neighborhood centers, and CoStar expects vacancy to remain tight.
Anyone weighing Rancho Cucamonga retail space for lease should expect few options in well-occupied product and more room to negotiate in neighborhood centers, where submarket vacancy runs highest. Regional context: the Inland Empire retail market report.
Steadily. CoStar’s Airport Area office submarket, which includes Rancho Cucamonga, Ontario and Fontana, posted 5.9% vacancy in Q3 2026, 8.5% availability and asking rents up 4.3% over 12 months.
| Metric | Airport Area Office |
|---|---|
| Inventory | 13,924,945 SF |
| Vacancy · availability | 5.9% · 8.5% |
| Market asking rent | $2.90/SF monthly · +4.3% YoY |
| Typical asking range | $20 to $33/SF annually ($1.80 to $2.80 monthly) |
| 12-mo net absorption | −8,985 SF |
| Under construction | 20,915 SF · none delivered in 12 months |
| Sales, past 12 months | $142.7M · 30 transactions · 8.2% market cap rate |
| Market sale price | $221/SF, a record |
CoStar says demand comes largely from small and mid-sized local businesses, and with little new construction underway it expects vacancy to remain relatively stable through 2030. One Rancho Cucamonga example: in Q2 2026, a 16,000-SF space at the Sixth & Pittsburgh Business Center was listed at $1.80 per SF on a modified gross basis, one of the availabilities behind the submarket’s negative absorption.
For anyone looking at office space for rent in Rancho Cucamonga, 5.9% vacancy means limited choice; compare quotes on the same basis, monthly or annual, gross or net. More detail: the Inland Empire office market report.
Because small office units let a business own its space at a manageable price. Among CoStar’s recent significant sales, six owner-user office purchases at Rancho Cucamonga addresses closed between December 2025 and July 2026 at $1.7 million to $2.9 million each, or $297 to $565 per SF.
The 2005-built Haven Corporate Center and The Campus at Rancho Oaks units sold for $481 to $565 per SF, Frontier Center for $397 and the 1972-built Sierra Plaza for $297. Several are condo units inside larger buildings, so compare them on price per SF, not CoStar’s building size. Investors paid less for larger leased buildings: $226 per SF for the 90%-leased, 31,415-SF Laurel Aspen building and $154 per SF for a fully leased 34,023-SF Park 10 office building, both in May 2026.
CoStar says recent Airport Area office trades reflect cap rates around 7%, up from the low 5% range several years ago, while values have recovered from the 2022 to 2023 downturn. Deal flow in 2026 is on pace for a four-year high, and sales volume has already passed the prior 10-year annual average of $116 million.
That City policy shapes supply as much as demand does. Rancho Cucamonga paused certain new industrial uses in 2020, adopted new citywide industrial standards in 2021 and, in December 2025, approved a 982,096-SF warehouse project whose application predated those standards.
Investors are still buying existing buildings. The 129,704-SF Building A at 8th & Vineyard Industrial Park, built in 2014, sold for $31.7 million in January 2026 as a sale-leaseback. In May 2026 one buyer group took Golden West Business Park and Park 10 buildings, including 9450 7th Street (42,029 SF, 82% leased) at $224 per SF. Buying or selling a building here? Where new warehouses can go is a land-use question. The City’s Neo-Industrial Employment District permits low-impact industrial uses, such as warehouses at a floor-area ratio of 0.4 to 0.6, and the matching Neo Industrial (NI) zone supports light industry, incubator businesses and design and manufacturing.
The City Council enacted an industrial moratorium on November 4, 2020; after it expired on June 30, 2021, the Council adopted Ordinance 982 on July 7, 2021, setting new standards for industrial projects citywide. On December 17, 2025, the City approved the 9th & Vineyard project: three warehouse buildings totaling 982,096 SF on 45.97 acres at the southwest corner of 9th Street and Vineyard Avenue. Its application was deemed complete on June 23, 2021, before Ordinance 982 was adopted, so the City analyzed it against the earlier standards. Its Notice of Determination records a significant environmental impact. Approval is not construction; confirm status before relying on it. Upland borders the city to the west, Ontario to the south and Fontana to the east. Victoria Gardens lies north of Foothill Boulevard and west of I-15, and Foothill is also the northern end of the eight miles of I-15 express lanes SBCTA began building in 2025.
Metrolink serves a Rancho Cucamonga station, one of nine in San Bernardino County. A 2024 SBCTA agreement describes a Brightline West high-speed rail station proposed next to it, on an approximately 218-mile line generally following I-15. Treat it as proposed; this page assumes no opening date.

The City reports unemployment of 3.9% as of December 2025 and 2024 per capita personal income of $45,289. It ranked 270th of 539 California cities and counties in sales tax per capita for 2024 and collects fewer sales tax receipts than larger nearby cities with big e-commerce warehouses, shopping centers and auto malls. City staff evaluate development in a revenue-per-acre framework.
The City’s 2021 General Plan scoping notice said it could potentially grow from about 178,000 to about 245,000 residents, with roughly 32,000 new jobs over 20 years. That is planning capacity, not a forecast: the state’s January 2026 estimate of 176,418 residents was down 0.2% from 2025.
