Meridian Center remains an active leasing assignment with availability today — the current suite is listed on the availability index. A center lease-up is counted here as transacted work because the suites that have been placed are closed leases, not pending ones.
Most brokerage “track record” pages quietly overstate. This one is built the other way, and it is worth explaining how, because the method is the credibility.
The transactions above cluster in two bands of the Inland Empire, and the pattern is deliberate rather than accidental.
The I-10 corridor — Beaumont and the pass. Beaumont sits at the eastern gate of the Inland Empire on Interstate 10, where land basis is still low enough to support outdoor storage, contractor yards, and owner-user commercial buildings that would be priced out of the western submarkets. The industrial outdoor storage use case in particular has moved from an overlooked asset class to an institutionally tracked one, and the Luis Estrada yard is exactly that product.
The San Jacinto Valley — Hemet and San Jacinto. Four of the nine transactions are multi-tenant retail and commercial in Hemet and San Jacinto, which is the trade area Apex works from its Florida Avenue office. Multi-tenant retail centers here are leased suite by suite to local operators, medical and professional services, and neighborhood retail — work that rewards knowing the corridor rather than knowing the CoStar export.
The western Inland Empire — San Bernardino and Jurupa Valley. The office sale on Waterman, the industrial lease on S I Street, and the Mission Boulevard sale sit in the denser, more contested western submarkets where national brokerages concentrate. These are the markets Apex is pushing further into.

In the Inland Empire that means the Riverside County or San Bernardino County recorder’s office depending on where the property sits, and county assessor records will show ownership and transfer history. Commercial data services such as CoStar also track recorded sales. Lease transactions are generally not public record, which is why lease terms are disclosed only with the parties’ consent.
